The application for 4000 Palmetto Avenue requires a Coastal Development Permit to construct a 20-unit multi-family residential development on a 4.35 acre vacant lot on a site with projected major coastal bluff erosion.


Pacificans have been concerned about potential development at this site for quite a few years.


Danger of erosion -- Unstable ground

Studies show that the entire area where both projects are sited is in danger of erosion in the years to come. Additionally, there is a drainage ravine 10 feet from Palmetto Avenue that has grown considerably over the past few years. If it continues to retreat, it will create even more unstable ground near the development site.
